The rotted wood foundation made this 1900's house unfixable and lead to a tear down. But with rebuilding came the chance to upgrade to modern standards.

Zoning dictated that this house not exceed its 830 SF size. Nevertheless, careful planning increased the 1 bedroom/ 1 bath old house, to a 2 bedroom/ 2 bath modern house with an open layout for the kitchen, dining living areas. An entry vestibule serves as a transition from outside while a pantry & utility closet, also on the main floor, provide convenience. A 9' basement ceiling provides useful storage & future expansion space.

Double-glazed windows with low-e & suntube skylights take advantage of natural light while upgraded insulation and the 90% efficient gas furnace & water heater make for an energy efficient home. High speed data, voice & media connections are wired into all the rooms.
